Introducing our standard private studios.

Our standard studio apartments have been thoughtfully designed for everything you need in daily life. Plus, unlike conventional renting with a private landlord, we've wrapped everything up in to one monthly fee.

All our standard studios come with private bathroom with high pressure rainfall shower, built-in mirrored storage and designer bathroom suite. A double bed with an upholstered headboard, a comfy mattress, bespoke fitted wardrobes, built-in bedside tables and lift-up under-bed storage.


A living space with wooden floors, luxury curtains, comfy in-built seating, breakfast bar, bespoke fitted storage, a TV console, a plant from Patch Plants and a Sonos speaker. Your private kitchen is equipped with a grey Corian worktops, a built in fridge and freezer, dishwasher, microwave, oven, induction hob and Dualit toaster and kettle plus you'll find plenty of clever storage to give everything its own place.

Plus, we know pets are important family members, that's why we've made some of our Medium and Large apartments pet friendly at no extra cost. Location - what's it near?

Living by Scape is situated in the heart of Guildford. We're a 10min walk from the train station and town centre meaning it's easy to get around. There's plenty of shops within walking distance too, including supermarkets, high street clothing stores and lots of restaurants too.

What is your cancellation policy?

We all change our minds from time to time. That's why you have a seven (7) day cooling off period that starts as soon as you have paid your initial deposit of 1 weeks rent and received a Booking Confirmation email from us. During this time you can cancel for any reason and receive a full refund of all money you have paid.

Damage deposit

As with most rented apartments, we do ask you to pay a damage deposit which protects you should you cause any damage to anything in the room. The deposit you pay is equivalent to 5 weeks rent and needs to be paid at least 2 working days before your tenancy starts. Your deposit is held with the DPS and is fully refundable at the end of your tenancy, provided there’s no damage to the room.

How do I book a room?

If you've decided our Studio Apartments are for you then you can get in touch with our team by submitting an enquiry form through this website. We'll then ask you a few more questions and help you choose the exact room you would like

Once you've got the perfect Studio, you'll need to pay 1 weeks rent to hold the room meaning no one else can book it while we complete your booking. We'll then complete a reference and credit check and draft up your contract. The room will be all yours once you've signed the contract.

How flexible is the contract?

We've made our contracts as flexible as possible, to give you more freedom in choosing how to live. Our minimum contract length is from 3 months with contracts available for 3, 6 or 12 months. If you are looking for a different contract length than what is listed above then please just get in touch with us and we will see what we can do. If your circumstances change and you need to end your contract early our team can send you our cancellation policy.

If you decide you want to stay with us longer than agreed in your original contract, we can arrange this for you...just let us know as early as possible. If you want to move to a different apartment, this may be possible but will depend on availability, again just let our team know as soon as possible.

How often will my unit be cleaned?

A weekly clean is included when you live with us. We know that some people like to keep their cleaning all for themselves so these are opt-in. You can arrange this with our Community Manager once you move in for it to be done on the same day at the same time each week. The weekly clean includes:
- A hoover
- Kitchen surface clean
- Bathroom surface clean

Is there parking?

We have underground secure parking available on site. There's only a limited number of slots which do come at an extra cost and are booked on a first come first served basis. We also have a number of electric charging points if you have a hybrid or electric run car.

If you'd like to book a parking space then just let our team know during the booking process.

What communal services & ammenities are provided?

There's a state-of-the-art fitness studio, cinema room, family-style kitchen, bookable dining room, co-working space, phone booths, meeting rooms, a library and communal lounge areas to relax in. There's also a laundry room that's free of charge.

On a daily basis you will have access to a range of soft drinks and barista style coffee from our communal spaces, just note the coffee is chargeable via the iPad next to the machine. We also offer baked goods and pastries from a local supplier and a selection of beers and wines on a weekly basis.

For more information about the furniture and fittings that are included in each of our studio types please visit Our Studios. All rooms come equipped with a Sonos speaker and if you have a TV then our maintenance team are on hand to help mount it to the TV unit.

In your kitchen you'll find Dualit appliances and coffee from local roaster Chimney Fire Coffee. Plus, we've partnered with Patch Plants to give you an 'almost unkillable' house plant. Our friends at Farmdrop can also provide you with fresh groceries on a weekly basis at an extra cost, if you wanted to book this then we can give you their details.

What costs do I have to pay upfront?

We like to keep things simple. To confirm your booking you just need to pay a holding deposit of 1 weeks rent, the Studio of your choice is then held for you while we complete the application process and referencing. Then 2 working days before you’re move in day you’ll need to pay:
- Your damage deposit equivalent to 5 weeks rent which is held by the DBS and is fully refundable at the end of your tenancy and;
- Your first month’s rent (minus the 1 week you already paid when booking)

What happens if I have a maintenance issue?

We have an onsite team who are ready to fix any maintenance issues.
You just need to report a maintenance issue to the community manager or front desk.

What's provided in my room as standard?

In your private kitchen a dishwasher, oven, hob and microwave are included as standard.
Double bed, mattress, rain shower, dining area (breakfast bar or dining table) and seating area (either built in, armchair or 2 seater sofa dependent on the studio size you select). WiFi is standard. And space for a TV is standard. Each room includes wardobes and selection of shelving and storage. There is also room to add personal touches to make the space your own.

What's included in my all-inclusive bills?

We've taken care of all the essentials, this includes; WiFi, Water, Gas, Electricity as well as your laundry. Council Tax will need to be arranged by you, as the amount you pay depends on your circumstances. You'll just need to get in touch with Guildford Borough Council to let them know you’ve moved in.

When can I move in from?

Our building is now open and ready to welcome you. When making your booking you will agree with our team when your move in date will be and you can also find this date in your contract. You can move in any time on or after the date stated in your contract.

Where can I find information on pricing?

Indicative pricing is included on our studio pages, for more detail on individual studio flat pricing please contact our team. We have lots of different shapes and sizes of apartment so the prices vary depending on what you choose.

Am I allowed to bring a pet?

Absolutely! We have dedicated pet friendly floors meaning you can bring your furry friend with you. You can have 1 small dog or house cat per apartment and there's no extra charge, you'll just need to pay an additional refundable damage deposit and have a deep clean at the end of your tenancy.

You just need to let us know when making your booking, our team may have a few questions and you might be asked to bring them along to meet the team before your tenancy starts.

Do I have to share with other people? 

Only if you want to! All our apartments are private studios so they each have their own bathroom and kitchen, which means no queuing for the shower in the morning. Our communal spaces are shared with all Living By Scape Guildford residents and these include the Fitness Studio, Co-Working Spaces, Lounge Area and Shared Kitchen. Our Studio Apartments can be rented by a maximum of 2 people, you can just let us know in the booking process so we can add their details on to the contract too.
